Triptych PD has expertise in co-ordinating planning matters in the delivery of complex, often urban, regeneration/residential-led projects. This can be in the form of land promotion through the planning system for onwards sale/disposal by our clients to a housebuilder or working directly for the developer. These schemes often include a range of facilities/development needed to support the residential units. The current housing demand has allowed us to work with less traditional solutions including off-site construction for decreased delivery times.

Heritage

Over the years, we have developed a strong reputation for proposals in conservation areas and alterations to listed buildings often for private individuals in much sought-after areas of London. Our advice is always clear and based on a risk strategy to secure the progression of development and ensure legal robustness. We work closely with specialist advisers particularly in terms of understanding the origin and stability of the buildings yet balancing with the needs of modern day living and the longevity of the properties.


Education

We work with schools and colleges to achieve ‘fit-for-purpose’ teaching and learning environments for academic and vocational establishments. Currently, we are advising a number of schools specifically for children with autism and other needs in order to create positive physical surroundings including the masterplanning and rationalisation of sites that have grown on an ad hoc basis due to demand. Our fresh pair of eyes approach works with the schools for the future years rather than the pressurised reactionary present situation.

Environmental Impact Assessment (EIA)

We regularly screen proposals in respect of the
applicable EIA Regulations. Where previous developments/extensions have been deemed to be EIA development, we have on a number of occasions ‘screened out’ i.e. our proposals have been deemed not to be EIA development. This results in time and cost savings for the clients. Where EIA development, we keenly scope the contents of environmental statements (ES), which includes the ‘scoping out’ of technical disciplines not considered necessary. We also act as EIA co-ordinators ensuring the legal robustness of the final ES.  


Leisure and Tourism

We have successfully achieved various planning permissions for facilities such as golf courses, hotels and holiday villages. In 2019/20, we were part of the consultant team for a significant rejuvenation project of long forgotten/derelict land on Brighton seafront that includes a BMX pump park, nature and heritage trails and playgrounds. We have strong links to coastal areas and understand the needs and pressures of second homes and the tourist economy.
